Atlanta, GA June 23, 2017  -- Warner Summers 105,000 SF project “River Oaks” in Charleston nears completion. This  4-story, Class A office building is located in North Charleston, South Carolina with planned availability in November 2017. The building is comprised of precast concrete panels, high-performance storefront glazing and composite aluminum panels. Warner Summers is proud to continue our partnership with Holder Properties and our work in the Charleston area.

Project Architect William Hotch, AIA, LEED AP says, “River Oaks is the fifth project Warner Summers has completed with Holder Properties in the Charleston area since 2006.  With every project, we have worked to improve upon previous efforts to effectively position the Class A property for a competitive market.

Principal Dana McClure, AIA adds, “We began the design process by thinking up ways to get a more unique looking spec office building, without blowing the budget and schedule. The more modern design incorporates contrasting shades of grey precast with an area on the top level for a terrace – an amenity that we are seeing more of in the office market. We’re excited to see another great project through with Holder.”

Our design team, the contractor Harper Construction, and Holder Properties worked closely with the adjoining property owners to minimize the impact of the project on the nearby wetlands and residential neighborhoods.  Within the site, the building was carefully located to preserve several grand oak trees and a wetland parcel.”

HighPoint Medical Center

From the article published May 15, 2017:

Braselton, a city 40 miles northeast of Atlanta, has become the epicenter of health care in this fast growing metro region. Fueled by the opening of a new Northeast Georgia Health System (NGHS) hospital, a host of medical office construction is underway.

The newest of these is Highpoint Medical Center, a large medical plaza right across the street from the hospital. Developed by The Norton Agency, the 22-acre campus off Georgia 347 and Friendship Road is projected to include several buildings totaling more than 250,000 square feet of space. The first phase is a two-story 40,000-square-foot facility that will house physicians and support staff for The Longstreet Clinic and Northwest Georgia Diagnostic Clinic.

“We have been studying this area since the emergence of a health-care market here,” said Frank Norton Jr., the development firm’s CEO.

His firm also helped Northeast Georgia Health System secure the land for the hospital and medical office complex.

“Northeast Georgia Medical Center was looking for a second campus and they wanted to be strategic,” said Norton. “They had to be in Hall County and they were looking for a location that might be medically underserved.”

Implementing a new design model for the Longstreet Clinic, the Surgery Suite features exam rooms on the interior, with patient and physician circulation occurring along the window walls.  This allows light to filter through the entire suite, while allowing exam rooms and procedure rooms to remain completely private.  Focused on the patient experience, the Surgery Center adjoins the Longstreet Breast Center, making it effortless and comfrotable for patients who require an ultrasound by not having them leave the suite.  The Suite features 2 large procedure rooms, 13 exam rooms and access to Ultrasound and Stereo via the Breast Center.

The Warner Summers design for the Breast Center uses curved elements, and a soft neutral color palette to produce a soothing, comfortable environment.  Focusing on the patient experience, the use of natural light throughout the suite creates warmth, without compromising patient privacy.  The suite features a comfortable dressing area, two Mammography rooms, two Ultrasound rooms, a Stereotactic room and a Bone Density scanner.

The 12-story office building, the largest developed yet in West Midtown, is a centerpiece of the project. The developer said demand for non-traditional office space, such as Ponce City Market, validated the need for the building.  Here is a link to the Atlanta Business Chronicle article

the beginning of construction for a new, 2-story, 40,000 SF medical office building located in Braselton, Georgia. The primary tenants of this Norton Agency  building are  The Longstreet Clinic and The North Georgia Diagnostic Center.

The site is in a rapidly growing community, situated between three arterial streets. The topography of the site rises at a centrally located point, approximately 60 feet above the surrounding  roads and terrain.  The building, as it is a medical center, is positioned near the summit of this topographical feature in order to be visible to surrounding areas.
